No. 6 Developments Ltd works with major landowning, institutional, corporate, developer and airport clients to successfully navigate the planning system, with a particular emphasis on large-scale or complex projects.

We aim to give you clear, concise advice on planning strategy, to build and drive capable teams towards viable and deliverable permissions, to identify and manage out risks, all operating within realistic programme and budget expectations. 

We take a unique approach to understanding client requirements, typically working as an extension to the client team on a day-to-day basis and often working with campus-style developments with multiple inter-related permissions, or strategic scale projects.

By developing a deep understanding of your business objectives, we ensure that projects are progressed effectively and efficiently on your behalf, taking the hassle out of the planning process. 

 

As a small business, we do not cross-sell wider services because we put the client’s needs first and bring together the best possible expertise at the right time to deliver the client’s objectives.

Oversight of a team preparing a Reserved Matters application for 370,000 sq ft of Research B1(b) floorspace at Granta Park, due for submission during 2021

Heathrow Airport: Secured numerous detailed permissions at Heathrow Airport, including Reserved Matters consents and conditions discharge for the Queens Terminal (Terminal 2) a circa £2bn project, which opened in 2014, and a range of associated projects under permitted development rights.

LISTEN

We take time to understand in detail the client’s culture, motivations, and objectives, ideally working as an embedded part of the client team.

APPRAISE

We appraise the planning merits of sites or proposals giving clear advice on the prospects of success, costs, and programme implications. We bring in the right advice, at the right time.

DEFINE

We define realistic route maps to consent, ensuring applications are robust and defensible from legal challenges. We provide support for business and investment cases and are experienced in working with project financial / viability models.

CREATE

We work with project master planners, architects and wider professional teams, to develop the vision for a project, and put in place the work programme required to turn the vision into a reality.

We work with existing client appointed consultant teams, manage competitive tendering as required or otherwise recommend market leading advisers in key areas.

COLLABORATE

We appoint, manage and motivate teams of subject matter experts and engage directly with internal stakeholders.  

We ensure effective consultation with a wide range of external stakeholders including Local Planning Authorities.

Given our focus is on major projects, we are well versed in Environmental Assessment requirements and implications.

DELIVER

Our experience of delivering projects (not just securing permissions) means that we ensure planning permissions are structured to meet client needs - to streamline on site delivery or to ensure market friendly permissions to help site disposal.

SIMPLIFY

We help clients get the most out of consultant teams - getting the brief right and framing the right questions.

 

We stay intimately involved in all projects, we add value at critical decision points or in negotiations with third parties, ensuring client spend is wherever possible value adding (or at least necessary). To achieve this, we are typically only engaged on a handful of major projects / clients at any one time.

We advocate regular reviews of the project programme, budget and risks with the client team so there are no surprises.

Richard Oakley
DIRECTOR

The business is led by Richard Oakley, a Chartered Town Planner with significant client side and consultancy experience spanning 20 years. During this time, Richard has worked with a range of clients, including Heathrow Airport, EDF Energy, GlaxoSmithKline, Lend Lease, Countryside Properties, Barratt, Marshall of Cambridge, The Welding Institute, BioMed Realty and Cambridge University Hospitals NHS Foundation Trust.

Sean Harries 
TECHNICAL DIRECTOR

Sean joined No. 6 Developments in 2022 having worked across a range of construction sectors for over 15 years and brings a wealth of project, programme and development management expertise. Sean has spent 10 years working in consultancy and 5+years with high-end SME housebuilders. In this time he has delivered end-to-end on projects ranging from Residential (1- 4000 units), Strategic Enabling Infrastructure, Education, Health and Mixed-use schemes. His skills cover all elements of the pre-construction stages.

Johnathan Fitzgerald

Johnathan joined No. 6 Developments in 2021 and has over seven years’ experience in masterplanning and project management.. With a background in Civil Engineering, Johnathan brings a complementary skillset to help drive forward our clients’ projects. Previous clients Johnathan has worked for include Heathrow Airport, The Welding Institute, BioMed Realty, Cambridge University Hospitals NHS Foundation Trust and Marshall of Cambridge.
